Obispado Social Housing
The project does not fill the entire buildable area of the site; the regulations would allow for the construction of 65 homes, but we are only building 56. This reduction in the proposed volume favours the layout of the homes in relation to the south and the sun, and allows for a more pleasant and generous solution in the communal areas.
There are no enclosed courtyards or backyards; everything is dignified, public, accessible, and transparent. The courtyard is continuous and horizontal, mainly paved, with a small, simple, low-maintenance garden featuring three large trees.
The technical standards for the design and quality of social housing have determined the layout of the homes in terms of their surface area, number of bedrooms and distribution. However, all of them have cross ventilation, which we consider essential. Thirteen are single-storey and 44 are duplexes occupying ‘one and a half floors’ accessed via an open gallery. These are the types of housing that have made it possible to compact the volume, improve lighting, save energy consumption and occupy less space on the plot.
