The plot and the programme of needs on which the project is based establish strict limits that require a highly refined response. On a rigorous geometric support, a jigsaw puzzle of dwellings has been composed in which each and every one of the pieces is valuable. Each one of them is a good dwelling with pieces of the right size and surface area and a well-organised system of functional relations. The block houses one hundred dwellings served only by six vertical cores, achieving an optimum ratio between buildable and usable surface area without renouncing, in any case, to double orientation and cross ventilation. This translates directly into the rationality of the construction and the economy of the work, but the project enjoys other elements that multiply the value of the building.
Unlike what is usual in small blocks such as this one, the courtyard is a wooded, visually attractive place, sufficiently sunny in winter and humid and ventilated in summer; and on the roof, a platform for collective use with a swimming pool offers privileged views over the Casa de Campo and the Sierra de Guadarrama. The façades, both inside and outside, repeat the same opening, with certain variations in size and position. This has made it possible to optimise its design and industrial manufacture, considerably improving its elements. The work thus acquires, in contrast to the confusing diversity of the urban environment, a certain visual calm.
